Services
Surveying and civil engineering, done by the same people on the same floor. Typical scope, deliverables, timelines and what we need from you are set out below. Nothing here is a fixed price. Every job is quoted after we look at the parcel.
Boundary and ALTA surveys
Property corners, title-grade
Retracement of deed and plat lines, corner recovery, monument setting, and ALTA/NSPS land title surveys for lenders and title companies. Most residential boundaries are two crew-days of field work and one of research.
- Deliverables
- Stamped record of survey filed with the county, set monuments, signed ALTA map with the Table A items you select.
- Timeline
- Residential boundary 7 to 12 business days from the field date. ALTA surveys run 3 to 5 weeks.
- You supply
- Parcel number, current deed, and for ALTA work the title commitment with exception documents. Access, and a gate code if there is one.
Topographic and design surveys
The ground, measured once
One-foot contour topography with utilities, trees, structures and drainage features, plus route and corridor surveys for roads, pipelines and rail. Flown or walked, depending on cover.
- Deliverables
- DWG drawing, LandXML surface, PDF sheets, and a field book scan if the engineer wants it.
- Timeline
- 5 to 10 business days for sites under 20 acres. Corridors are quoted by the mile.
- You supply
- Limits of the survey, the datum you want (NAVD88 unless told otherwise), and any engineer's CAD base.
Construction staking
Stakes in before the excavator
Lot corners, curb and gutter, sewer and water lines, building pads and grade stakes. Three crews stake daily from March through November, and we keep a winter crew for frozen-ground layout.
- Deliverables
- Marked stakes with cut sheets, a staking report, and as-built verification on request.
- Timeline
- 48 hours notice for routine staking. Same-week for urgent calls to the field line.
- You supply
- Approved plans and CAD files, access, and a call before you disturb the stakes. Re-staking after disturbance is billed hourly.

Subdivision platting
From preliminary to recorded
Preliminary and final plats, lot line adjustments, condominium plats, and the county and city submittals that go with them. We have platted in Ada, Canyon, Elmore, Owyhee, Gem and Valley counties.
- Deliverables
- Final plat on mylar and PDF, monuments set, closure calculations, and a recorded instrument number.
- Timeline
- Final plat preparation 4 to 8 weeks, then the jurisdiction's own review time.
- You supply
- Approved preliminary plat, conditions of approval, and a current title report.
Site grading and drainage
Stormwater that actually drains
Grading plans, retention and infiltration design, erosion and sediment control, and the drainage report that goes to the reviewer. Designed to Ada County Highway District and Idaho DEQ criteria.
- Deliverables
- Stamped plan set, drainage calculations, SWPPP, and review responses until sign-off.
- Timeline
- 4 to 10 weeks depending on site size and agency queue.
- You supply
- A survey (ours or yours), the geotechnical report, and a site program that will not change next week.
Road and utility design
Streets, mains and services
Local streets and subdivision roadways, water and sewer extensions, pressure irrigation, and the plan and profile sheets that highway districts and cities require.
- Deliverables
- Plan and profile sheets, specifications, quantity take-offs and an engineer's cost estimate.
- Timeline
- 6 to 14 weeks. Agency submittals add 3 to 6.
- You supply
- Preliminary plat or site plan, utility locates, and the agency's standard details if they are not public.
Drone mapping and volumetrics
Two licensed pilots, three aircraft
Orthomosaics at one-inch pixels, point clouds, contours and stockpile volumes, tied to surveyed ground control. Two FAA-licensed pilots and three aircraft, one carrying RTK.
- Deliverables
- GeoTIFF orthophoto, LAS point cloud, surface model, and a volume report with the method stated.
- Timeline
- Flight within 5 working days, weather permitting. Deliverables 3 to 5 days after flight.
- You supply
- Site access, stockpile limits, and notice if you are inside controlled airspace near the Boise airport.
Water resources
Canals, ditches and floodplains
Canal and lateral realignment surveys, ditch easements, headgate and culvert mapping, and drainage studies. A group of three engineers and two survey techs who work on the irrigation calendar.
- Deliverables
- As-built and design surveys of ditches and structures, hydraulic analysis, plans, and easement descriptions.
- Timeline
- 3 to 12 weeks, scheduled around the winter shutdown window.
- You supply
- District records and easements, the shutdown dates, and a contact at the district who can authorize access.
Turnaround
How long, and when it can go faster.
| Service | Typical | Rush |
|---|---|---|
| Boundary and ALTA surveys | 7 to 12 days | Yes, from 4 days |
| Topographic and design surveys | 5 to 10 days | Yes, from 3 days |
| Construction staking | 48 hr notice | Same-week |
| Subdivision platting | 4 to 8 weeks | No, jurisdiction sets pace |
| Site grading and drainage | 4 to 10 weeks | Partial, small sites |
| Road and utility design | 6 to 14 weeks | No |
| Drone mapping and volumetrics | 5 days to fly | Yes, weather permitting |
| Water resources | 3 to 12 weeks | Seasonal |
Times run from signed agreement and field access, not from first call. Frozen ground and fire closures can move field dates in winter and late summer.
